Currently this is Logicors largest logistics development in the UK to date, with three state-of-the-art warehouses totaling 800,000 sq ft.
Logicor Park Daventry includes three facilities, sized 385,000 sq ft, 280,000 sq ft, and 135,000 sq ft, respectively.
What sets these units apart are their sustainability features and prime location. Situated in the heart of the logistics “Golden Triangle,” the park offers businesses exceptional proximity to the UK market. Tenants can reach over 51 million consumers within three hours, and London is less than two hours away by car.
The site’s central UK location boasts excellent transportation links, with easy access to the M1, M40, and M45 motorways. Logistics staff benefit from good public transport connections, with Daventry town centre just 1.5 miles away.

The overall layout of the site and the position of the proposed buildings have been developed to maximise the functionality of the warehouses whilst aiding a high quality street frontage along Royal Oak Way North. The orientation and location of the buildings were specifically designed to align with the context, facing the main entrance towards the key circulation routes to ensure that legibility is maximised.
To soften the mass of the warehouse from the road, the buildings were aligned to the corner of the site, incorporating a perimeter band of parking and landscaping that worked to create a protective buffer from the road and neatly conceal the service yard. Within this buffer, three pedestrian avenues denote a clear and easily accessible route to the main entrances from Royal Oak way North.


The office blocks were located on each corner of the buildings, with buildings 1 & 2 projecting from the warehouse to integrate an additional design feature. This layout increased the prominence of the offices while simultaneously providing the opportunity for passive surveillance of both the service yards and the car parking across the site.
Unit Design
The appearance of the buildings have been influenced by contemporary styling, with an emphasis on creating a clean and modern aesthetic that is both long lasting and utilises a neutral colour palette. The Dark to light coloured gradient offers a reduction impact of the scale with a lightening towards the sky and the horizon.

The structural simplicity of the design created an aesthetic that simultaneously links into the context and establishes its own unique identity. Care had been taken to ensure that this simplistic design did not become monolithic. With that in mind, the primarily grey façade had been broken up with fading horizontal banding, that introduced a flexible contemporary style and diverse aesthetic that was flexible enough to suit a wide range of potential occupiers.
The aesthetics and form of the entrance were of particular emphasis, seeking to ingrain a corporate sensibility into the design while still including a strong focal point. working in conjunction with the position relative to the car park as well as the visibility from Royal Oak Way North, framing the full height curtain walling established a unique identity to naturally guide visitors. By incorporating the corporate colour into the goal post an identifiable feature link back to the developer was able to be included.
